OUR SERVICES
BISTEX charges reasonable rates for all of it's services. A real estate inspection is defined as a cursory and visual inspection of conditions surrounding systems defined as mandatory by the Standards of Practice as written by the Texas Real Estate Commission. The major categories and examples of some subcategories are:

- STRUCTURAL (Foundation, Grading, Roof Structure, Walls, Floors, Ceilings, Windows
- ELECTRICAL (Service Entrance & Panels, Branch Circuits, Fixtures)
- HEATING, VENTILATION & AIR CONDITIONING (Heating & Cooling Components, Ductwork)
- PLUMBING (Water Supply System, Fixtures, Drains, Waste Vents)
- APPLIANCES (Dishwasher, Disposal, Range/Oven, Microwave, Compactors, Exhaust Fans)

REAL ESTATE INSPECTIONS
Any of the inspection services can be accentuated upon request with the addition of digital pictures or a hard copy reference binder unless otherwise noted. 
- At this time, a wood destroying insect (WDI) inspection is performed by a local licensed pest control company. BISTEX contracts this company at the clients benefit and request and receives no profit for these services. Cost usually runs between $60 and $100. All communication and arrangements are provided by BISTEX at no charge.
- A standard real estate inspection includes a thorough home inspection, detailed report, and walk thru. This inspection is for buyers and sellers of new or pre-owned homes. The cost is normally $250 for homes up to 2000 square feet; an additional $0.10 per square foot is added on homes up to 5000 square feet. For homes or structures greater than 5000 square feet or for turn of the century homes, we ask that you to please call for a price quote.
- A commercial property inspection can include all or a limited amount of the above components and systems. Although prices run around $0.10 per square foot, due to the nature of these inspections, please call for an exact price quote.
- A new construction 12 month warranty inspection includes a thorough home inspection and a detailed report with pictures. These inspections cover the components surrounding a new home 12 month builder's warranty. Cost is the same as standard real estate inspection.
OTHER SERVICES
- An optional system inspection is performed upon request only since these may not be present and are not mandatory systems as defined by the Standards of Practice as written by the Texas Real Estate Commission. Optional systems and the cost for each are listed below.
- Lawn Sprinklers, Security Systems & Outdoor Cooking Equipment $25
- Outbuildings $35
- Swimming Pools $50
- Septic Systems $75
- Gas Lines, Water Wells, and Fire Protection Equipment (Services Not Provided, Please consult with the local environmental agency or a professional plumber)
- A home maintenance consultation includes a home inspection of the structural, electrical, plumbing, and mechanical systems of a currently occupied home not on the market. Digital pictures and a detailed tour of the client home are provided to identify specific items that may need maintenance or future monitoring. Cost usually runs around $100 - $150; please call for a quote.
- A re-inspect or follow-up inspection is performed after repairs have been made on specific items related to the original inspection to assure operational integrity. Cost is dependent on location and number of items but usually runs around $75 to $100, please call for a quote.
